The Role of an Asset Manager

In the commercial real estate sector, an Asset Manager functions as the equivalent of a CEO, working to maximize property owners' return on investment by monitoring financial performance and making strategic decisions aligned with ownership objectives.

Key Responsibilities

Asset Managers typically assemble the investment team, with a third-party Property Management Company as a primary member. However, their role differs significantly from property management.

Property Managers handle daily operations: filling vacant units, fulfilling maintenance requests, collecting rents, paying expenses, and providing monthly financial reports. They maintain standard business operations but don't proactively seek improvements.

Asset Managers take a strategic, higher-level approach by asking critical questions:

  • Rent Optimization: Are rents competitive with market rates? Could implementing amenities from neighboring properties justify higher rents?
  • Expense Reduction: Can property taxes be challenged? Can vendor contracts be renegotiated for savings?
  • Capital Decisions: Should aging systems be repaired or replaced? Is refinancing or selling strategically advantageous?
  • Market Awareness: Understanding financing options and macroeconomic factors to advise owners on timing for cash-out refinancing or sales.

Essential Qualities

Successful Asset Managers require proactive thinking, financial education and experience, strong financial acumen for clear performance reporting, and most critically, high integrity. Aligning interests through personal investment—having "skin in the game"—ensures the Asset Manager prioritizes owner objectives throughout the investment lifecycle from acquisition through disposition.
